Home owner’s who want to keep their home have 3 options if they are struggling to make their mortgage payment or their home is upside down in value 120% or more…

1. Do nothing. Pay what you always pay and get what you always get.
2. Loan Modification- Lower your monthly payment 25-50% reduction of monthly payment possible today, all arrearages can be forgiven and the loan reinstated without having to come up with back payments. http://www.realestatesecretstoday.com/loan_modification.html
3. Principal Reduction Program- True Short Refinance where you keep your home, stay on title, get a new Lender and new loan at 90% of today’s LTV. http://www.realestatesecretstoday.com/acs_principal_reduction.html

Awesome video! When we met a family reunion, did I mention that I grew up in Torrance? That 310 area code made me homesick!
Good luck!

Lee, what a great list of tips! I sure wish agents would read these before they go after REO properties for their buyers. Some offers are so jacked up, it takes a long time to figure them out and upload them. Included are things like trying to hide closing cost credits, keeping the loan contingency open until funding, including statements like "purchase price to be $500 over the highest price offered", hiding repairs in the middle of the contract or writing them in the margins, 15 day FHA offers, and listing closing costs as a percentage not a dollar amount (when you are inputting 30+ offers, having to figure out the closing costs is a pain in the ***).

I hope you don't mind if I share your tips with agents in my office!
